Before you buy, run the IMT simulator
A short reminder that purchase tax is not a surprise fee invented at the notary.

Agents sometimes talk as if the only number that matters is the asking price. Buyers who skip the Portal das Finanças IMT simulator find a second bill days before the deed.
Open the official calculator with the real price and the property type (permanent home or not). Add stamp duty and a cushion for notary and registry. If the seller wants a lower price written in the escritura, that is a red flag, not a tip.
