IMT and stamp duty in Portugal, explained simply

Two taxes show up on most home purchases in mainland Portugal: IMT and stamp duty. They are not the same thing.
IMT
IMT is the transfer tax on the purchase. The rate depends on the price and how you will use the home. Own-and-permanent homes (HPP), young buyer rules, second homes and non-resident purchases can land in different brackets. Rural property also differs from urban.
Stamp duty
On many purchases the stamp duty on the deed is 0.8% of the price. It is easier to estimate than IMT, but still confirm before the notary day.
How to estimate without guessing
- Open the purchase costs calculator.
- Enter the asking price from a real for sale listing.
- Choose the use that matches your case, then add lawyer and notary quotes if you have them.
For the yearly property tax after you own the place, use the IMI calculator. Read the cash overview in how much cash to buy in Porto.
