What is a condomínio fee, and who pays it in a rented flat?
The advert says “condomínio incluído” or “excluído”. What does that mean?

The condomínio is the building association. Owners pay a regular fee for lifts, cleaning, insurance and reserves. In a rental, the landlord usually pays that fee as owner; “incluído” means they absorb it in the rent story, “excluído” means you may be asked to repay a share — only if the lease says so clearly.
Ask for the monthly amount and whether big works (fachada, roof) can trigger extra charges for tenants. Extraordinary works are normally an owner problem.

If you buy a flat, budget the fee like another bill before you sign the deed.
